Our attractive holiday house has been created by the lovingly and painstakingly restoration of a XVII century estate. The complex is divided into one cottage and four apartments and is set on a panoramic position on the gentle slopes that descend towards the Arno river. The Compound is surrounded by a large fenced garden area equipped with tables, chairs and canopies, with a 7 x 12 meters swimming pool, that has a part for children (3 x 3 meters). The quiet, hilly panoramic area is only three kilometers from the beautiful medieval Village of Laterina, the lodging enjoys countryside privacy, close proximity to the attractions and amenities of Arezzo, and it is the ideal base for many excursions in all Central Italy. There are good motorways and rail links with the rest of Tuscany and taking the train you can be in the heart of Florence in about half an hour. Being in the centre of Tuscany you will be able to easily reach Siena, Cortona, Lake Trasimeno, Perugia...
The area is full of nice restaurants, where you can taste the typical Tuscan cuisine.

Restrictions on smoking

Smoking restricted. Smoking is strictly forbidden inside the house, Guests can smoke outside, and they must avoid throwing cigarette butts around inside and outside the garden! There are plenty of ashtrays. The same rules are for paper, plastic and all the things that should go into the garbage bin. We are trying to respect our land and we do no want to pollute it.

This apartment has many features that can suit a disabled person (right size door; roll in shower), but he/she must have company since the kitchen is impossible to reach in a wheelchair (there are three steps).

Cleaning is on change over days, all our property rentals are sanitized and immaculately clean. We do not expect our guests, to "do spring cleaning" when they leave the house, but to put all the things they have used where they found them, to leave the bathroom and especially the kitchen in a decent condition. That is: the inside garbage can should be emptied, sink and hobs should be left without one week food spots on top of them. Oven should be checked (so not to leave food inside it), refrigerator should be turned off. If these small rules are not respected, we are compelled to apply an extra charge over the mandatory cleaning fee. We expect our guests to behave in our house like they would behave in their own.

Booking Notes
PAYMENT: A deposit of 30% (thirty per cent) of the total amount due must be sent immediately on receipt of our booking confirmation. The balance must be paid at least 45 days before the start of the lease. In the case of a confirmation being issued within 45 days of the lease starting date then the whole amount due must be paid. Payment must be made according to the instructions given when the booking is accepted. Location cost includes: use of electricity, cold and hot water, cooking gas, bed linens, bathroom towels(three each one), kitchen linens, swimming pool towels (if needed), free use of laundry (that means we will supply all the detergents)- it doesn't include: caution deposit (€200,00 to be paid in cash, on the day of the arrival and given back on the departure), heating when needed -October/March-, is forfeited at €9,00/day), mandatory final cleaning fee = € 16,00 per person (babies up to three years do not pay them)

Arrival at the house - must be between 5.00 pm and 7.30 pm on Saturday afternoons (during the other period can be agreed upon with the owner). Should clients be unable to arrive within this time they should telephone to the owner. The owner doesn’t live on the site and he will wait in place for all the guests to arrive and check in.
On arrival guests must present their voucher and identity documents for all their party to the owner of the property or his representative thus permitting registration with the local authorities. Before taking possession of the keys to the property the client must pay the breakage deposit (only cash) as indicated in the price list. This deposit will be refunded on departure less any money due for breakage, damage, and/or any supplementary expenses (such as cleaning expenses) the client is held responsible to the property owner for any costs in excess of the deposit. The owner or his representative retains the right to refuse access to any client who fails to pay the necessary deposit. Clients must depart between 8.00am and 10.00am on Saturdays leaving the property in a clean and tidy condition. In the case of departure outside these hours the owner is authorised to return by bank transfer any money held as guarantee after deducting expenses for damages etc.
Properties will be made available in a clean and tidy condition. The guests are kindly asked to clean the house briefly, before departure, paying particular attention to the kitchen and the bathroom.
The owner reserves the right of entry to the property for purposes of maintenance, gardening, cleaning the swimming pool etc.
