The Facade

11x5ms with a hexagonal paddling-pool in the corner. Surrounded by walls or bushes, the pool is private and not overlooked.

There are hundreds of books in English, many cassettes, some DVDs. Satellite TV, a DVD player, radio/cassette, telephone. High levels of comfort.

The Dining Room

Looking in from the porte-fenetres and the terrace. The dining table seats 10 people with ease. The kitchen is beyond; the living-room to the right.

A Double Bedroom

This bedroom is on the ground floor, not far from a wc and wash-basin and perhaps suitable for people with mobility difficulties. It looks out over the garden towards the river.

Terrace and Lawn

There is ample space for sitting out and relaxing, as well as for childrens games. There is a swing in the lawn. The terrace and lawn are not overlooked.

 
A long building on two floors, La Florette lies close to the river Aude. For security, gates leading from the property are lockable. The swimming-pool is a large rectangle with a paddling-pool at the corner from which water casades into the main pool. It conforms to French security regulations. The patio is surrounded by oleanders and other bushes and is not overlooked. The front terrace and lawn offer space for children to play under supervision. The lawn has a swing for two people. The big field is good for games. Standards of decor, furnishing and equipment are high throughout.

Special Notes
Disabled AccessRestricted. We are able to offer restricted facilities for disabled and/or wheelchair access. One double bedroom is on the ground floor. A WC and wash basin are opposite it, on the other side of the corridor. Porte-fenetres offer a flat surface between the bedroom, living-room, dining-room and the front terrace and grounds. The problem is that the bath/shower rooms are upstairs.
Child FriendlyYes. Our facilities are child friendly. The paddling-pool is ideal for small children. The pool itself has an adequate shallow end. The pool is fenced with a child-proof gate. There is a swing in the lawn. Gates into the property may be locked for security. We must assume that proper supervision will be exercised over children. With that proviso, the property is very child-friendly.
Pets AllowedNo. We are sorry, pets cannot be accommodated.
Noteworthy FeaturesAvailable all the year round. The building is in three parts. We keep the middle part for ourselves, but we do not stay there when La Florette is occupied. At the far end of the building is Chez Magali, a smaller house which may be let to visitors. It faces away from La Florette and has no access to La Florette's grounds, pool etc. It does not intrude on the privacy of La Florette, but is good for security in a rural area. Management
CleaningThe property is cleaned on change-over days. During your stay you may wish to negotiate a part - or full - clean with our cleaner, paid for by yourselves. Please leave the house as clean and tidy as you can.
Is bed Linen providedYes, bed linen is provided. Bed linen is provided free, but bring your own cot sheet. You are responsible for washing your linen and towels during your stay.
Are towels providedYes, towels are provided. Bring your own towels for sunbathing and for the beach. You are responsible for washing linen, towels etc during your stay.
Are beach towels providedNo, please bring your own beach towels.

Activities
If you are even vaguely interested in house-hunting, we have a good English friend who works in the property business and who has offered to meet our visitors to give informal advice about the legal and financial processes, the state of the market, the hazards to be aware of, the premiums for being by the sea or in Carcassonne etc. If your French is not good, you will learn as much in half-an-hour with her as you would in a week with a French agent. There's absolutely no commitment on either side - merely an act of goodwill towards us. Her 'area' is the Minervois and a little beyond. Her French husband is a builder who has done much work for us. Subject to his other commitments, he is willing to look at property and give you an assessment of it. Otherwise, Trebes and Carcassonne provide the full range of sporting, recreational, artistic and cultural facilities. Consult the tourist agency by the canal in Trebes.
 
Golf
There is an excellent golf course at Carcassonne, looking towards the Pyrenees. There is a good restaurant attached to it, open to all. A personal introduction may be arranged.
 
Further Details
All necessary shops, supermarkets, banks, internet cafe, tourist office, banks, restaurants, tennis, canal boats etc. are located in Trebes 2 miles away. No shops in Floure, only a superb chateau restaurant. The river Aude is 100 yards away. You have the Corbieres hills to the south and the Montagne Noire to the north. Excellent walking country. Take a trip on the Canal du Midi either in a cruise boat from Trebes or in your own hired boat. Our cleaner may take you in his own boat on request. The swimming-pool is fenced for security. Water cascades into it from the paddling-pool. A large field for games. 100s of books in the house for all tastes. We send keys in advance. An easy drive to Gruissan and Narbonne Plage on the Mediterranean coast. Carcassonne is a 'must', the largest fortified medieval city in Europe. It offers excellent shopping. Good markets and vide-greniers in the area. Access to La Florette is easy by air (airports at Carcassonne, Perpignan, Beziers, Nimes, Toulouse, Montpellier, Girona) and by road.
 
Access and Availability
Changeover DayYou should arrive after 4.00 p.m. and leave before 10.00 a.m. This rule may be waived by agreement in the off-season. Change-overs are normally on Saturday, but again we can be flexible off-season. We normally charge £20 extra for a single-week booking since the cleaning costs are about the same as those after a fortnight. Special arrangements apply in the late autumn/winter/early spring to cover heating costs.

Booking Notes
After the initial contact via e-mail, letter or telephone, please send a letter giving your postal address (to which we shall send keys before your holiday) and enclosing the requisite deposit. We confirm the booking. The balance is payable 6 weeks before your holiday. We then send keys to you in a stamped addressed envelope, which you return to us when you get back home. We also send copious notes including directions. We ask also that you complete a simple questionnaire with your assessment of the property. There is no security/damage deposit required. We hope that if we look after you, you will look after us. We do ask our cleaners to report any visitors who are especially dirty or ill-behaved. You should arrive after 4.00 p.m. and leave before 10.00 a.m. This rule may be waived by agreement in the off-season. Change-overs are normally on Saturday, but again we can be flexible off-season.

Additional notes on pricing
The price of any week is generally set by reference to the month in which its first Saturday falls. £50 per week extra is chargeable in May and October for use of the swimming-pool. Use of the pool is free in June, July, August and September. £20 extra is charged for a single-week booking. Special arrangements may be made off-season for partial coverage of heating costs. Lets are normally made for 1, 2 or 3 weeks. Long lets are welcome at rates to be negotiated in each case.
